I 've recently seen so many here's how to start writing posts that are simply "Just write." That I've decided to call out the terrible advice for what it is, terrible.
So here's some practical things you can do to prepare your environment to facilitate getting words on the page:
1. Clean your writing space
Vacum the carpet, dust the windowsill, empty the keyboard of your hair and crumbs. A clean writing space is a happy writing space.
2. Stay hydrated
Keep a large jug/1-2 litre bottle on your desk with delicious, life sustaining water. A hydrated writer is a happy writer.
3. Open the curtains
The sun might be a deadly laser, but it is also a freind. It will not harsh the vibes, unlike artificial lights, which are not freind.
4. Set a writing time
Pick a time during the day when you are least likely to be disturbed. This is your dedicated writing time. Even if you write a tiny amount of trash or do nothing but think about what you want to write. Stick to this schedule! A disciplined writer is a productive writer.
5. Keep your writing tools in good order
Store pens in their proper place and bin empty pens. Keep your software of choice updated, and save your documents in a project folder. Ensure your notepad is clean and in its proper place. The few barriers a project has the sooner work can begin.
6. Have an idea
This is the last and most important step. It's no good deciding you want to write without any ideas. Stories do not spawn from the void. Once you have an idea, write it down so you don't forget. That will be your official first sentence of your new project. It can be as simple and silly as: "My neighbour has too many baby strollers in his back yard."
A final thought, a happy hydrated writer in a happy place with a friend, can write stories. A dead writer with no friends tells none.

chapter ten
word count: 5.3k
Friday, February 1st I wake up the next morning to an empty room, the TV off, and my plate full of food from the night before on the nightstand missing. The only trace that he was even in the room was the indentation his body left on the blanket where he was laying.
I sit up, looking around the room. He closed the curtains to the sliding door to the balcony before he left last night. I specifically remember seeing the stars out the window when I laid down before he knocked on my door. My body aches all over like I've been hit by a bus, head pounding and throat dry, left to feel like razors.
I will myself to get out of bed and walk over to the curtains and throw them open, revealing the sun to shine through the glass onto the floor. I step out onto the balcony, welcoming the warmth of the sun on my face and the fresh air from outside. Over the railing, Mitch can be seen laying in the late morning sun on one of the lounge chairs by the pool.
I take a deep breath and attempt to mentally prepare myself for the exhausting day of work I have ahead of me, with meeting Kid, seeing Jeff again for the writing sessions, and having to take pictures while they work. Not to mention, having to face Mitch after whatever Harry told him last night after I went upstairs. Mitch has seen one panic attack, and the aftermath of another. I'm sure he'll have questions.
I go downstairs after getting ready. Passing Harry's room, I notice the door wide open, but no sign of life in the room, and the bottom floor of the house is quiet and empty. I grab water from the fridge and move outside and sit next to Mitch on another chair.
He senses my presence and opens his eyes, a look of surprise to find me there. I lean back and close my eyes without saying a word.
"He's in the gardens at the back of the property writing," he says, assuming I would rather be with him than at the pool. But I don't. I know that with time, there comes questions, and I'm not ready to face the inevitable questions Harry has for me.
"I'm not looking for him yet," I say simply. Without opening her eyes, she continues, "I'm sorry for storming off last night after we got home. I know this trip is so the team can grow closer."
He shakes his head, "Don't be, he explained everything. I totally understand." I jolt my head in his direction. How could he have possibly told him everything if even Harry didn't know everything? He continues: "I can't imagine how exhausting it is to have to juggle so many jobs on top of this schedule. Sometimes, I feel like I can't keep up with our schedule and this is the only job that I have."
I couldn't help but exhale a sigh of relief. He came up with a cover. He covered for me.
"I make it work," I say, going along with the ploy that Harry came up with. "Some days are better than others, but after having to travel yesterday too, it took a lot out of me."
We sat in silence for a while. Both of us enjoying the sun beaming down on us, the birds chirping around us, and a breeze blowing through the palms and the bushes lining the back of the property. The sound of someone playing the piano breaks the peaceful silence and my head cuts to the back of the property, I look to Mitch almost for clarification.
"I told you he was writing back there. He must've downloaded a piano software. Poor guy can't finish lyrics without starting on something for the background first," He says with a breathy laugh.
I look back at the gardens and stand from my seat, walking across the yard to the entrance, my interest piqued. The garden was small but lined with hedges that you couldn't see over unless you were right next to them. There was a fountain trickling in the middle of beautiful foliage, Harry sitting on the side messing with keys on his laptop. The picture looked like a masterpiece with the colors behind him from the flowers. I reached for my phone, having left my camera in my room, this was the next best thing. I stand in the entry of the gardens and snap a couple pictures of him working without him noticing. I linger a moment, not wanting to interrupt his train of thought.
The piano chords he's playing are a little upbeat, but with the right lyrics and slow tempo, could also be taken as somber. He's repeating the same set over and over. If I had to guess, he was trying to make a chorus or a bridge.
What am I now? What am I now? What if you're someone I just want around?
He sings a bit rushed, trying to find the lyrics to go with what has already been written, his voice low and velvety. It sends chills up my spine to hear it in such a raw unedited environment. He stops playing and looks up at me, taking notice of my position a few feet away from him.
He smiles and keeps his voice soft, "Good morning, sunshine."
An awkward smile forms across my lips and I look down at my feet before moving to take a seat next to him on the fountain's side.
"How are you?" His voice is delicate, fragile with a tinge of hesitation; almost as if he dreads the answer to it.
"I'll be fine, with time," I say while looking at my fingers twiddling together in my lap.
"You look better rested this morning. I'd say that's a start," He smiles next to me.
I think back on the night before and the events that took place. Him rescuing me from a panic attack in the helicopter, being a vessel of calmness and peace in a time of uncertainty. To him coming up with an excuse to Mitch for her going to bed instead of hanging out.
"You covered for me," my voice comes out just above a whisper, barely audible over the trickling of the fountain behind us, but he somehow hears.
"Mitch isn't a person that pries, but I figured it was none of his business," he removes his laptop from his lap, setting it to the side of him, turning his body towards me. He rests his elbows on his knees and clasps his hands together. His head stoops lower due to leaning forward, giving him a better angle to look me in the eyes, "It's none of my business, but... Tilly? I hope one day you can find it in you to trust me, if you need to, that is. If you feel like melting down, I'll always be here. I know I've been more open, and I don't want you to feel like you have to be open with me because I've confided in you. You just make it easy to talk about things, and you've helped me realize things without knowing that you do it."
A blush creeps onto my cheeks, "It's not as simple as just opening up, Harry. My past is dark, and I don't want to stain the image you have of someone you hired with the troubles of my past."
"Nothing that you tell me could ever change the way that I think about you or the way that I see you. It's clear you're very strong. I admire that about you." My stomach flips at his words.
    I don't know what to say, I just smile down at my feet like an idiot growing a little uncomfortable with the compliments he's feeding me. I remember his laptop and change the subject, "What're you working on?"
    He turns back to his laptop and pulls it on his lap, "Oh, just a song idea I got last night. Spent all morning finding the right instruments and I've finally settled on a piano version but I'm struggling with lyrics."
    "What's it about?" I ask absentmindedly.
    He shakes his head, "You don't get to know that yet. Not until it's done."
    My face twists somewhat in thought from biting the inside of my cheek, "Well, I can't wait to hear it."
He closes his laptop, "Kid and Jeff should be landing soon, which means we should probably get packed up."
I nod my head slowly, anxiety creeping in again at the realization that the trip wasn't going to be just the three of us. More people to potentially embarrass myself in front of. "Pack for the canyon? It's the middle of the day, I thought we were going tonight at sunset."
Harry nods his head, closing his laptop, "We are, but we have to stay somewhere closer to the canyon tonight. We're about four hours away from it here. We'll come back to the house tomorrow for a bit before our flight back to LA."
He stands and looks at me, waiting for me to follow him. I do, lingering for only a moment not wanting to leave the garden. We walk up to the house, Mitch no longer in the pool chair, but inside the house in the kitchen packing some food.
"I'm making sandwiches for the road, you guys want any?" I shake my head but Harry gives him his order. I make my way up the stairs and get started on packing.
There's another SUV waiting in front of the house by the time I'm done getting all of my things together. I haul everything out to the car and the driver places it in the trunk. Harry and Mitch surface with more things than what they came with. Recording equipment, instrument cases, electronic equipment. I thought this was just a writing trip? They assist the driver in carefully loading it all in the back of the car, surprisingly, everything they brought fit in the trunk including their luggage.
We piled into the car, Mitch and Harry in the middle row, while I got the whole back row to myself. As the driver starts the car toward our destination, I grow tired from the night before, still recuperating from the events. I lay myself down across the third row, resting my head on my arm. Mitch is in the seat in front of my head and Harry is in the one near my feet, giving me the perfect view of his side profile while he works on his laptop. My eyes get heavy as the car turns on the highway, the slight rocking back and forth of the highway speed lulling me to sleep.
At some point we turned off the highway and were taking city roads again. The constant shifting from turning and stopping at red lights woke me up but I felt eyes on me and dared not open them.
"What's the deal with you and her?" Mitch asks.
"We're coworkers," Harry's voice is soft, but crops and clear, signifying that he's looking at me.
"Bullshit, and I'm a CEO. I saw the way your hands lingered together last night when you got home. Like neither of you wanted to let go."
There was a silence on Harry's end, when he spoke he sounded distant, meaning he turned his head away from me again, "She just got scared last night, and I think she was hesitant about being alone."
"Scared of heights? Why on earth would you book a helicopter flight if she was afraid of heights?"
Harry went along with the excuse Mitch unknowingly fed him: "I didn't know, I just assumed that it would be fine. I shouldn't have. Lesson learned."
There was a pause and just when I thought they were done and was about to fake my wake up, Mitch continued, "You stayed in her room after you took the food up to her."
"She asked me to watch TV with her. Again, she was hesitant about being alone. I left after she fell asleep, that's it, that's all that happened."
"Whatever you say Casanova," there's a playful tease behind Mitch's tone and it takes everything in me not to laugh and give myself away. There was a loud smack and Mitch yelled, "OW! Okay, I'm sorry."
"It takes a lot in me to trust someone, and I don't know. It's been easy with her since day one. She's a breath of fresh air from everyone I've met so far. She's not always out to prove herself or something. She doesn't live to impress me, she lives for herself." Harry pauses a moment contemplating what to say next, "The night we came to your house to write, her and I were at my house most of the day before we came over."
"You took her to your house?" Mitch has a level of shock to his voice. Harry hummed as an answer, "It's your safe space though."
"And to me, she feels safe."
"What's with the nickname you've been calling her?" Mitch interrogates.
"Not sure, it just feels right. I can't really explain it. She hasn't protested it though."
Mitch doesn't say anything, and I take a risk and peek at Harry. All I can see is the back of his head, from him looking out the window of the SUV.
The car suddenly turns off the road onto something more rough. Dirt? Gravel? It eventually comes to a stop. Mitch gets out and Harry follows, then moves his seat forward so he can reach me from outside the car. He taps my knee, "Hey, Tilly. We're here."
I act as though I've been sleeping the whole time, playing off being groggy from my nap and climbing out of the car to retrieve my bags from the trunk. I move around the car with my suitcase and the most beautiful view comes into focus ahead of me. Tents. Modernized tee-pees to be more precise, were sprawled out across the terrain, a mix of red dirt from the canyon and grass. Picnic tables and stringed lights littered the space between each tent. The view quite literally takes your break away.
Tumblr media
"We're glamping?" I ask anyone who is listening.
Harry gives me a confused look, but before he could ask, Mitch chuckles and comes up beside him, "Yes, we're glamping." He elbows Harry in the arm, "London boy over here must not be familiar with the term."
Harry elbows Mitch harder in the ribcage at the nickname, making him double over slightly, "I just didn't know that luxury camping has a term, is all."
"It's okay man, we still love you," Mitch pats Harry's shoulder before walking toward the tents. Harry and I follow his lead.
A few paces away from a couple tents, Harry stops walking, causing me to do the same. He points at a tent off to our right, diagonal from where we're standing, "That one's yours, I'll be in the one next door. You can put your stuff down and get situated. Jeff and Kid will be here soon, probably exhausted from the flight and will want to rest before we head out, so we have some free time."
I give him a nod and head towards my tent. Stepping in, I see a plush king bed, the headboard under a skylight, a sitting area with two chairs, a chest for storage, a wood burning trove and a bathroom tucked in the corner. It was beautiful and cozy.
Tumblr media Tumblr media
I set my bag down near the opening of the tent. I check out the bathroom before stepping back outside and looked around at the tents. I decided to walk around the common area. I walk past a sunken fire pit with cushioned seating all the way around, picnic tables scattered under solar powered Edison bulb string lights.
There's cushioned couches sitting near some picnic tables and I take a seat, propping my feet up on the table in front of me, I lean my head over the back of the couch. I welcome the sun hitting my face and the warmth it brings.
I'm not sitting there long before I sense a presence approaching me. They take a sit next to me and set something down on the table by my feet. I open one eye and see Harry yielding a plate of food. A second one on the table.
I sit up, taking my feet off the table and look at him as if to ask what he was doing. He frowns at me slightly, "You haven't eaten anything all day, figured you might be hungry."
I grab the plate from the table and lean back taking in the contents he brought to me. Truth was I wasn't hungry still, my appetite was still missing after last night but I picked at it as we sat together knowing he'd be more concerned if I didn't.
"It's peaceful out here," I say, growing uncomfortable from the silence.
He hums in agreement, "Mm, it is, isn't it? It's a nice change of pace from the city."
I nod in agreement but stay silent. "Harry!" a voice calls behind us and we both turn around in our seats. A blond man with roots showing runs up behind the couch and around.
Upon recognition, Harry put his plate down and stood up from his spot to engulf the man in a hug, "Kid!"
They pat each other a couple times on the back before releasing, "How're you mate? How's Jenny?" Harry asks, a huge smile being worn on his face.
"I'm good, she's good. How're you? How's the album?"
"It had a rough start, but I think I've found a little inspiration." A stark difference from when we spoke about being uninspired the day we were on the beach, I thought.
I sit awkwardly watching their friendly exchange with my plate of food in hand when Kid looks at Harry and then down at me on the couch and shoots me a friendly smile. He holds out his hand for me to shake, "Hi, I'm Kid Harpoon."
I take it, "Hi Matilda– Tilly Florence."
"Tilly is the photographer hired to take pictures for social media. She's been doing a phenomenal job too." Harry compliments and I start to blush slightly.
Kid nods his head, "Yeah, I've seen your work being posted on the HQ page. It's unbelievable, and everyone is eating it up."
"Thank you so much," I point to Harry with a polite smile on my face, "He makes it extremely easy."
Kid turns back to Harry and pats him on the arm, "I'm going to rest for a bit and get settled before we have to go. I just wanted to say hi. I can't wait for tonight. I'm so glad we're back to making new music, boy!"
Harry waves to Kid as he walks away with his suitcase, then grabs his plate and sits back down next to me.
"Kid is another one that helps me write," Harry explains. I nod, taking a small bite of food and he notices.
"You're really not hungry?" He partly chuckles at me, but I can't tell why.
I shook my head, "No, I just didn't want you to worry. It's hard for me to eat after a panic attack. The day you saw one for the first time, it was easy to eat after because I hadn't eaten anything all day. This one I think was just so big that it'll take a while for it to return."
"Well, if you get hungry for anything tell me and I'll get it here." He states.
I look around at the vast landscape, "We're in the middle of nowhere."
"I'll find a way, mark my words." He smiles sweetly, helping his case.
There was a comfortable silence between us as he ate his food. When we finished he disposed of the plate and pulled his laptop onto his lap that I hadn't noticed he had with him. He props his feet up on the table and opens it up.
"Still working on the same song?" I ask him.
He nods.
"You won't tell me what it's about, but can you tell me what it's called?"
He shakes his head, "It's too early for me to have a name yet. I write the song, get it produced, and then I name it. I am hoping to finish this one tonight with Kid's help though, so there's a chance you'll hear at least some of it. He's helped me with all of my songs so far, along with Ollie..." He trails off.
"Ollie was a big part of writing your first album, huh?"
He nods, "He was an instrumental part. His lyrics and his ability to come up with music was amazing. He also always seemed to know what was needed to get me out of a rut with writing. Listing things I could write about, or lending his journal to me to pick from ones he had already started."
I smiled slightly and looked down at my hands, remembering the journal he was talking about. He always had one with him for when inspiration struck him. I loved reading his lyrics every chance I got, but closer towards his death he didn't let me look at them. We actually never got his journal back after he died. I always figured it had blown up in the crash. The first responders didn't find a single trace at the sight.
"He sounds like he was a really great person."
"Mm," he hums in agreement, "That he was."
The familiar pain from yesterday appears in my chest, the same one I got when him and Mitch mentioned Oliver to me. Six months, and you'd think the pain would go away, or at least get easier. Especially now that I'm hearing about him in a new light from his old friends. It's refreshing to hear about him from other's perspectives. I can tell they saw him the same way I saw him. Strong, bold, helpful, kind. You know, when he wasn't apparently hiding away in the canyon from his family and responsibilities.
We sat there for what felt like an hour, Harry working on his piano instrumental, me laying back on the couch listening to him create music. Eventually, Mitch was the one that brought us out of our own world, telling Harry he needed help getting more equipment in the cars. Harry shut his laptop and pat my knee as a goodbye before leaving me on the couch by myself.
A few minutes later, noticing the sun was starting to set and the temperature dropping, I returned to my tent to change into warmer clothes. I laid on the bed for a moment, editing the pictures of Harry I took on my phone in the garden quickly then checked to make sure I had all of my camera equipment prepped and ready.
"Tilly, you ready?" Harry's voice rang outside my door. I looked around double checking everything. Camera, phone, black hoodie. I then decided to take the throw blanket off the end of my bed for some added warmth.
"Yeah, coming." I move to the door and unzip it, revealing Harry in sweats and a crewneck style sweatshirt, a beanie and holding something white in his hand.
He gives me a beaming smile and holds out the fabric, "Figured you would want a clean one to wear tonight."
I take the fabric from his hands and realize it is yet another hoodie. I grin from ear to ear and look at him, "You're going to give me your entire collection if you're not careful."
He shrugged and started walking to the car as I zipped my door back up, "There's worst things that could happen."
The drive to the canyon wasn't nearly as long as the drive to the campsite from Phoenix. Harry made the right call having us stay closer to the canyon since we were coming out here this late. The sun has since disappeared behind some clouds, hiding the sunset and all her glory and making it seem darker than it actually was. Harry and I rode together in the car that held all the heaters and supplies for the fire. Mitch, Kid and Jeff apparently rode in another car with a few more things in their trunk. I had yet to see Jeff. He wasn't ready by the time we had left.
Harry was eager to get to the site to show me the place they usually go before it got dark since I wouldn't get another chance this trip to see it in the daylight. This way, we were also able to set up the heaters and get the fire going before the other three joined us. The tinted windows in the back of the SUV made it harder to see out the window as the sun went behind the clouds, and Harry had fallen asleep so I took the time to catch up with my messages.
I read some from Bryan giving me some more jobs that I may be interested in but he reiterated I didn't have to answer until I got back in LA. I had a few messages from Lily today. Most of them consisting of pictures of Willow, but one was her asking how things were going.
Tumblr media
I typed up a vague message and went to hit send but it failed to go through. Looking at my phone I realized we were in a cellular dead zone. I made a mental note to try and remember to text her back tomorrow when I woke up.
All too soon, the car stopped, the driver threw it in park. I opened the door to turn on the lights in the car before leaning over to Harry and shake his shoulder a bit. He looks around groggy and confused. "We're here," I say and that was enough for him to fully wake up and jump out of the car.
I was leaning against the SUV trying to slide my phone into the far side pocket of my camera bag. Before I knew it he was at my side of the car as giddy as a child in a candy store.
"You're awfully excited," I say with a laugh in my voice.
"This is is one of the most special places to me. I'm excited for you to see where we've worked with Ollie because..." he trails off like he was going to finish his thought but saw my look of anticipation waiting for him to go on, "Well, because you remind me of him in a way."
My breath hitches in my throat almost causing me to choke and I swear my heart stops beating for moment. "I do?" I try to play it cool.
He nods, "You're soft spoken like he was, observant. Would rather sit back and watch in a crowded room than be apart of the conversation. He was very much like that."
Growing up it was always said that Oliver and I shared the same personality traits. We were both introverts but extroverted with the right people around which I'm sure many people can say the same. We've always had this similarity to us, most people close to our family said it was the age gap. Though it wasn't huge, during some of my influential years, he was all I had to watch as a role model. How he interacted with new people versus how he interacted with his friends that came over to play.
He was the person I spent the most time with during my tween and teen years too. Arguably some of the most influential times in a person's life, when you're trying to figure out who you are and how you fit. I got a lot of my mannerisms from him, including my sense of humor.
We were two peas in a pod growing up so it's not shocking that Harry can see the similarities too, it just wasn't expected, since it's been six months since the accident.
I hoist my heavy camera bag over my shoulders and look at Harry, "Well, I'm ready to see it."
He stretches his arms out and offers his hands. I take them, "Close your eyes."
I give him a knowing look, "Last time we did this it ended in us being in a helicopter and me having a panic attack..."
He smiles, "Do you trust me?"
I contemplate a moment, and hesitantly nod my head as I shut my eyes. He turns us around so he's walking backwards and leads me to a spot. He lets go of my hands and pauses for dramatic effect.
"Open them."
My eyes shoot open, begging that this Deja Vu would hopefully turn out differently. My eyes scan the area. Harry's in front of me, posing similarly to the way he was in front of the helicopter, there's a manmade fire pit and beyond that—
My stomach lunges into my throat threatening sobs but I hold them at bay. Behind the fire pit area, were four manmade cairns lined up in a row as a backdrop. Ones that I made with my brother the last time he brought me here before he died.
Tumblr media
a/n: definition of a cairn via google- cairn (cay-urn) noun: a mound of rough stones built as a memorial or landmark.
I suddenly feel like I'm suffocating on the memory of Oliver and all the reminders that have come from this trip. Tears brim my eyes, and I dare not blink, scared they'd spill over and make it apparent to Harry I was upset.
A car pulls up behind us, their headlights blinding, illuminating our area as a tear falls against my wishes. Harry's face turns from excitement to the same face of concern as the night before when he sees me in the light of the SUV's headlights. He takes a step forward as the doors to the car open behind me.
"Who's ready to write an album!?" Mitch and Kid cheer in unison holding packs of beer in the air.
It all becomes too much to hold in at the recognition that everyone is now here. I start to panic at the thought of them seeing me like this. I see the SUV Harry and I arrived in, the things brought in it already unloaded by the fire pit thanks to the driver. I run to it.
"Tilly, wait!"
Kid and Mitch's cheering die down at the sound of worry in Harry's voice. He tries to reach out for me as I turn but I'm too fast. My heart is beating out of my chest, my breathing growing more erratic faster than I can keep up with. I throw my camera bag in the car.
"You're going to be banned from being alone with her if this is how I keep finding you guys," I hear Mitch say to Harry, trying to lighten the mood before I slam the car door shut and lock it just has Harry gets to the window. He taps on it a few times and calls out my name.
I search for anything in the car to focus on, but the bland interior doesn't provide many options. Then I remember from the night before: emotions.
"Miss?" The driver asks hesitantly from the driver's seat.
I tell him to take me back to the campsite. There was no way I could possibly be there with them in this state of mind.
The driver pulls out of the parking spot. Harry attempts to keep up with my window as we pull onto the road and he quickly gets lost in the dirt the SUV kicked up.
I spend the car ride back grounding myself with the emotions I felt today.

Why houses are so expensive in America. - μ's analysis
Inventory.
That's the short version. We just have too few.
But how does this affect anything? After all, places like Seattle have been building apartment buildings a lot recently.
They've been building too few apartment buildings.
Alright, I'll stop beating around the bush. What do I mean?
Well, you see, in the United States (and indeed, in most parts of the world) we've decided to treat housing as an investment opportunity. Buy your house now, and sell it for more in the future. "It helps build the wealth of American families by giving them an asset that will never depreciate!"
And this may have worked a long time ago, when there were fewer people (and when a different kind of development pattern was more common) and wealth inequality wasn't so intense, even if it could be claimed that the housing market was better off in the early 1900s (a point where it got so bad that we created antitrust laws) relative to today.
But the United States has a lot more people than it did 40 years ago. And the way we've changed our land use hasn't exactly helped.
You see, the idea of houses as investment runs into a little problem. With housing being such a lucrative investment where returns are guaranteed, it's really high in demand. But this causes a problem when the amount of newly built/empty housing units in a metro area is less than the number of people who want to move there.
Take the story of San Francisco as an example. Towards the ladder end of the 20th century, the concept of a tech company came into existence. And tech companies, especially software developers, were able to have HUGE profit margins. So, having someone skilled in developing software was very valuable, and worth top dollar salaries. And San Francisco was where a majority of them were located. This quickly meant that someone could go to university, graduate in 4 years with a computer science degree, then move to San Francisco and immediately earn six figures.
Unfortunately, the number of people coming into San Francisco for these jobs was greater than the existing housing stock, causing prices for these houses to tend towards the highest bidders.
And they went to the highest bidders because, if you bought your house in the 1960s for 50k, and now, in the 1990s, upon listing it, you get offers up to 300k, you're probably going to take the 300k offer. Why accept someone else who can only afford 70k for your house?
And the average price of houses drove up, because the number of prospective citizens who were offering massive sums for the houses was higher than the number of housing units that were available for them to buy.
So... how exactly does a city go about fixing this problem? How do they drive down the price of housing?
Some of you are itching to propose that they just build more houses, after all, if quantity is a problem, then quantity should surely fix it.
Luckily, we have a metro area who's done just that.
Phoenix, Arizona
An in-demand, giant metro area with the perfect geography for just building tract housing for miles and miles.
...And we find the same pattern. Phoenix homes in 2020 were an average of ~$300k, whereas they average ~480k nowadays.
Why, then, does this happen? A lot of people have claimed that a lot of different factors are at fault: Houses just... naturally increase this much all the time; companies are buying all the houses and renting them out; Joe Biden.
But the real reason is simple: Single-family houses are really inefficient.
That's the biggest reason. They're just too inefficient to be making up as much of the housing stock as they do.
Just look at San Francisco on satellite view. South of San Bruno Mountain and the Oakland side of the bay are all these detached, single-family houses separated by yards and giant roads.
Don't trust the observations of satellite imagery? Well here are your numbers:
Of the urbanized area, about 75 percent is in primarily single-family residential neighborhoods, representing 69 percent of the region’s total housing stock.
The kinds of dense, mixed-use areas that support walking and high-quality transit make up only 1 percent of the urbanized area but are home to 5 percent of its residents and 29 percent of its jobs.
[Source]
The average lot for a Single-Family residence in the bay area is ~5000sqft(~490sqm) That means you could put two 2000sqft units on one lot, and still have 1000sqft leftover. And that's not to mention how much more you could get by adding floors.
Assuming three floors, a totally reasonable height that wouldn't really kill the look of any particular neighborhood (especially if this is being built near the transition from residential to commercial and going outward from there) then we could get the following setup:
Two 2500sqft units, three 1600sqft units, and then four 1250sqft units. That means, on the space of a SINGLE home with SINGLE family, you can build a 9-unit apartment building that can hold ~25 people.
This is just more efficient than the current solution: build outward and build low.
And focusing more housing development into replacing old stock towards the urban center from the 1970s means less freeway congestion and more demand for higher-efficiency, environmentally friendly transit modes.

Hot Girl Bummer
Tumblr media
Part 3
Masterlist
Pairings:Jake Jensen x Single mom reader
Word Count: 5k
Warnings: Some banter. Smut. Lots of smut..
Summary: You and Jensen have a night to yourself and things heat up..
A/N: Today’s contribution to my #30DaysofChris2020 challenge.
~~~
The university had sent you out to Atlanta for training on the new software system that would be implemented on campus. They gave you about 36 hours heads up which panicked you because of Charlie. If not for Michelle, Jensen’s sister, you’d have been sunk. You’d made arrangements at the school in person to have Charlie go home with April Thursday, back to school with her Friday morning and back home with April Friday evening.
You were playing it safe. You were supposed to be home by the time school was out on Friday. But that didn’t happen. Oh no. Your flight was delayed the first time until 3 PM. There you sat in the airport, certain that Charlie was well looked after but missing her. Missing home.
Okay, you knew Jensen was in town. Just maybe you were missing him too.
The texts came in from a number you didn’t recognize. It was always Jensen, but he didn’t use the same number more than once. It was strange.
The first set of pictures was of Charlie and April practicing soccer out in the yard. Then there was a video. You texted back.
Thank you 😊
Unknown: Are you at the airport?
No, my flight was delayed. I’m sorry.
Unknown: For what? The girls are having a good time. Just let me know when you get to the airport. I’ll come get you.
In the hummer?
Unknown: You know you love the hummer.
 The next picture was a selfie of him with the girls, one on each side with their little arms around his neck. Your heart melted at the three of them.
You’d been out with Jensen a handful of times now and what wasn’t to like? You always had a good time. Yeah, he had crazy energy but you kind of liked his spontaneity. Hell, the last time you’d planned to go out, Michelle had needed you and your date had been an outing with you, Jensen, Charlie, and April. You’d ended up playing putt-putt golf and you couldn’t remember the last time you’d laughed so much between the three of them.
Jensen disappeared for his job a week or two at a time which was weird. You meant to ask him what he really did for a living. But that was the only drawback really because he was amazing with Charlie. You enjoyed spending time with him.
Well, there was one other thing…
But you were not going to think about climbing Jensen like a tree. Not in this airport.
When your flight got pushed back to 5 PM, you were losing your patience. It was nearly a five-hour flight. At this rate, you wouldn’t get into the airport until 9:30 and it was an hour away from your house. How was this going to work?
My flight Is now 5 PM.
Unknown: Not a problem. Both girls are hoping you’ll get in late so Charlie can stay here tonight.
 You just bet they were.
 Michelle is okay with that?
Unknown: Of course.
Hey, since I don’t know when I’ll get in with my luck today, I’ll call an Uber to get me home. I’ll pick up Charlie tomorrow then.
 There was a pause.
 Unknown: My girlfriend is not calling an Uber. Just plan on Charlie staying here tonight. I’ll pick you up and take you home.
 Girlfriend, huh?
And just like that, your mind went into the gutter. What an opportunity. Charlie would stay at Michelle’s. Jensen was picking you up and taking you home to your empty house. Was there a downside to this?
Oh, you didn’t think Jensen had intentions. No, for how cool he tried to play it, he’d been a complete gentleman with you. The problem was you didn’t want him to be.
But this plan worked for you. You were dressed up from the con. You freshened up a little before you got on the flight that wasn’t – thank God – delayed again.
It was almost 10 when you landed and there he was, waiting for you around the baggage claim in his shorts and bright red t-shirt. You watched him pluck your suitcase from the belt and easily swing it down to the floor. By then you reached him, and his gaze started at the sleek black heels you wore, up over the black stockings and slim skirt to the elegant filmy blouse you wore.
“I’m up here,” you teased him, drawing his attention to your face.
“Yes, you are,” he said absently. Then he seemed to mentally shake himself. “You look… great.”
“I’ll take that as a compliment,” you told him. “Thank you for picking me up so late, Jensen.”
In the heels, it wasn’t too much of a stretch to press a kiss to his cheek, to smooth a hand up that impressive wall of chest as you did.
“Jake,” he reminded you, adorably flustered. “Let’s get you home.”
You went through a drive-thru for takeout as soon as you hit town because you hadn’t had dinner. When you reached your house, Jensen turned off the beast that was the Hummer and walked you to the door like he always did.
You simply unlocked the door and left it open for him, heading straight for the kitchen with the takeout. “Want a beer?”
There was a delay, but you heard the door shut, the deadbolt thrown on. You grinned when Jake muttered “yeah” as he made his way to the kitchen. He caught you up on Charlie the last couple of days during dinner until you cleaned up. You wandered into the living room and dropped onto the couch, kicking off the heels and wincing.
“Sorry,” you told him, leaning forward to give him a view of your cleavage while you rubbed at your feet. “Oh, my feet are killing me.”
Those blue, blue eyes were glued to the part in your blouse now. Perfect.
After a couple of moments, he caught himself.
“Want a foot massage?” Jensen offered
You grinned at him. “Is this a serious offer?”
Patting those impressive thighs, he nodded. Your libido was instantly in overdrive. Thing was, you had to find a way to swing your feet into his lap in the slim skirt and look good doing it. Think.
Carefully, you eased back to the arm of the couch, reclining there and stretching out, placing your feet on his lap that way. You were feeling pretty proud of yourself. It was a slick move.
Those big hands started to work over your feet with care, rough from whatever it was he did for a living. Oh, he knew what he was doing. Carefully he massaged the balls of your feet, the insteps. He took care not to tickle you, not to snag your stockings. It was impressive really.
Until he got his hands on you.
The man was acting like it was a privilege to touch your feet.
And you let yourself enjoy it. You hadn’t had sex with anyone since your husband passed. Three years was a long time. You’d been interested in one or two you’d dated since then. Not enough. And you wouldn’t just let anyone into Charlie’s life.
Jake Jensen? Okay, yes, he was gorgeous. There was no denying that. But there was so much more to him than that. How he was Charlie and April. How he treated you. Jensen was a good man who could make you laugh and there wasn’t an abundance of those around.
A good, extremely hot, man.
“This good?” he asked after a few minutes, sounding unsure. But he didn’t slow up or even pause.
“Mmm,” you hummed, your eyes closed. “That feels amazing… Do you just do feet?”
Then he paused. Just for a second.
“Ah… I’ll do whatever you want,” he said after a moment.
Now, that’s what a girl wanted to hear.
When you opened your eyes, you found his gaze roaming anywhere but your feet and you grinned. “Is that a serious offer?”
His color was high, his eyes darkened. He nodded, meeting your gaze. “Anything you want.”
You got your fingers around the bicep you could reach, pulling him to you and he let you. Taking the hint, he leaned over you, letting you get your hands around his neck and pull him down for a kiss. It was heated and dirty. Urgent. He moaned into your mouth as you deepened the kiss, running your fingers all through the cropped silk of his hair.
“Stay with me tonight,” you whispered against his lips. “I’ve been so lonely.”
You were elated when the hand he wasn’t supporting himself on roamed down your arm, down to your ass. Pulling your hips up, he squeezed. You rotated your hips into him, his heated length pressed into your belly. He felt nice, stoking the fire that was burning you up from the inside.
“Yeah?” His lips scorched a path across your jaw to your neck, the softness of his lips combined with the rough of his beard to tease the sensitive flesh just below your ear.
“Yeah,” you whispered, delighted as his touch became more certain, more possessive. And you didn’t miss the chance to run your hands all over the muscled wall of his chest, those wide shoulders, and those arms…
Chuckling, Jake pulled back to grin down at you. “If I’m staying the night, want to jump in your bed? I feel like I’m playing Twister here with you on this couch… Not a lot of room.”
For him, there really wasn’t a lot of room.
Grinning at him, you nodded.
Jake was up and you yelped when he scooped you off the couch, carrying you like you weighed nothing. You held onto him tightly as he raced up the stairs with you, guessing correctly which of the two rooms up there was your bedroom. Carefully placing you on the bed, he turned on the lamp on your bedside table.
Before he could do anything, you pulled the zipper at the side of your skirt down and whisked it off so you’d have a full range of movement. Jensen’s gaze was riveted to the lace tops of your stockings. You caught him distracted. It was just too easy to grab the front of his shirt and pull him onto the bed with you. You pressed him onto his back, throwing a thigh across to straddle him while he stared up at you with wide eyes and his mouth agape.
“Are we really doing this?” he asked, fighting off a grin.
You let him take you in, take a good long look. He must have liked the view because after a moment he smiled, those big hands smoothing up your thighs until his fingertips slid up to the border where lace met the tender flesh of your thighs.
“Don’t you want to?” you asked.
When you ground down gently on him, he rotated his hips and pushed up into your core. And that felt as big and impressive as the rest of him at that angle. Hot damn.
“It feels like you do,” you pointed out.
“More than anything,” he said with feeling. “Yes.”
Okay, you needed to see him. Grabbing the hem of his shirt, you pushed it up, wanting to see more of him. He’d just managed to pull his glasses off and put them aside when you got that red t-shirt shoved up his chest. Reaching behind him, he grabbed the collar and pulled it off for you.
Damn.
Jake’s upper body was all sculpted muscle, smooth and hard. A work of art really. The dusting of hair across his chest was a shade darker than the hair on his head. He had tattoos on each bicep, one on his chest. You smoothed your hands over that magnificent chest, about to lean forward to kiss him when you noticed the first scar.
A bullet wound?
You traced the scar with a finger, looking to him in question.
His fingers scrambled up your torso, reaching for the buttons of your blouse but you broke the kiss, brushed his hands away, and moved down his body. Your fingers worked the front of his shorts and he was toeing off his shoes as you did.
Jake wasn’t in the mood for conversation now. He got his hands in your hair and pulled you down for a kiss, tasting your lips in a restless, greedy way that only made you want him more. It didn’t help that he was grinding up into you, keeping his movements easy enough to push up your desire but not enough to give you any satisfaction.
You stripped him bare and he let you, watching as you moved back up his body, smoothing your hands up over his thighs as you moved. His cock was swollen and red, lying on his abdomen and ready. You pressed a soft kiss to the shaft just above his balls and he hissed lightly, his fingers clutching at your comforter as he fought to hold still for you.
Your Jake had some truly beautiful junk and big. All shaved so neatly. Oh, you were all about this.
You got your hands on him, then your mouth on him. One hand started with gentle strokes up and down his shaft, while the other caressed his balls. You rolled them lightly, trying to learn what he liked. Your lips spread over the head of him and your tongue was a wicked tease on that smooth, sensitive flesh. You tasted the light salt of his precum, teasing him with careful lips and tongue as he started writhing from your attention.
“Oh, God,” his voice was breathy, his gaze never leaving you. “Oh, God, that’s so good… So good.”
Pulling the head of him into your mouth, you moaned deep in your throat, working him with your tongue within that hot cavern. When you tightened one hand around the shaft of him, he uttered a sexy sound somewhere between a grunt and a sob. When you tugged on his sac with gentle pressure, he sucked in a breath.
“That,” he panted. “That… that was good.”
“Yeah?” you asked him, tucking your hair behind your ear to try and keep it out of your way. “You like how I touched these?”
You repeated the movement, watching in delight as his eyes rolled back. His breath came fast.
Oh, you can do better than that.
“Oh, God,” he muttered, his knuckles white from their grip on your comforter.
Chaining kisses and licks down his shaft, you made yourself smaller between those powerful thighs. You got your mouth on his balls, working him with gentle licks and nips. His thighs tightened around you, his hips carefully moving with you. You sucked one ball carefully between your lips, teasing it with your tongue.
By the time you moved back up, pulling him into your mouth to meet the back of your throat, he was making a sexy chorus of sounds, one hand carefully sinking into your hair. Faster and faster you worked, hollowing out your cheeks and keeping your tongue busy around him the entire time.
When you moaned around him, working him into your throat, his other hand landed on your head. You let him guide your motions, letting him move you faster, deeper. Jake was fucking your face, but he fought so hard to be careful even as you watched pleasure swamp him.
“Oh, Sugar, I’m… gonna…” His breathing was harsh, his hips barely controlled. “I’m…”
Teasing his sac with your hand, you brought him off. Jake cried out, sobbing above you as his release tore through him. It was a beautiful sight, all those muscles flexing in a dazzling display as the orgasm shook him. Working him through it, you swallowed him down, easing him down with gentle touches, kisses.
Yeah, you might have just shot yourself in the foot for the night. But taking him apart like that? So worth it.
Moving carefully to the side, you smiled to see him lying there, eyes closed and trying to regain his breath. All those long limbs, those gorgeous muscles on display as you slowly unbuttoned your blouse.
One blue eye slit open to see what you were doing, then both were on you in interest, even as he was trying to recover. You took your time. Once the last button was undone, you slid your blouse off carefully, revealing the lacy white bra beneath.
“Wow,” he mouthed, just watching.
“Ready to go to sleep?” you asked with deceptive calm.
“Oh, fuck no,” Jake huffed, pulling in air as his heated gaze moved over you. “Just… need a couple of… minutes…”
You quirked a brow at him in question and he grinned.
“Oh, come on,” Jake’s hand slid to your knee, his fingers skimming over your thigh. “Please? Just… give me a couple minutes…”
You smiled, moving closer to smooth your hands over all those muscles. “Or we could do morning sex,” you offered, only half teasing him. It had been a long day.
Rolling toward you on his side, he propped his head up on one hand while you got an eyeful of those arms, that chest. Lightly cupping your face, he carefully pulled you down for a kiss.
The kiss was slow and deep. You knew he could taste himself on you. You shivered as that hand slid over your shoulder, reaching behind you for the back of your bra. Letting him pull it off, you enjoyed the way those eyes roamed over your breasts. His fingers were light as they brushed over one tight nipple. Leaning up, he wrapped his lips around it, teasing it lightly with lips and tongue as his hand slid down your body.
“Jake,” you whispered as self-consciousness bled on your pleasure.
Charlie had been a c-section baby and the scar left from her birth… Her father hadn’t minded it. One of your hands fluttered to your tummy, while the other slid around his neck.
Jake must have sensed your unease. Easing back from your breast, that heated gaze met yours as his hand slid down over your hip, a thumb hooking in the side of your panties and tugging in question.
You were a little nervous. Maybe if you could get the lights out or get under the covers…
When he leaned in, he pulled the band of your panties down just enough. He pressed a kiss against that dip in your belly, it almost made you cry. The small gesture of acceptance was everything to you.
Grinning up at you, he kept on pulling at your panties. “You trust me?”
Oh, that glint in his eye was wicked. Okay, let’s see what you can do.
“Take these off,” he whispered hotly.
While you tried to pull those off gracefully, and you did a damn good job, he caught you off-guard. Grabbing you by your hips, he easily pulled you up as he rolled onto his back. Jake had you situated over his face and for a split second you were mortified. You’d never done that before. The positioning made you a little more self-conscious, wearing only your stockings.
Oh, but not for long.
You found out just how strong he was as he wrapped those powerful arms around you and held you in place to ride his face. Where did he learn to do that? At first, he worked you in crazy patterns with his tongue, leaving you gasping above him. It didn’t take long for him to figure out what would take you apart. In no time at all he had you hanging onto your headboard with one hand, pawing at his head with the other.
“Jake,” you whispered, feeling your body go up in flames. He had you dancing on his tongue, teasing your clit and your opening at turns until you thought you’d lose your mind. There was no give to his hold and when you ground down even a little when he did something you liked? Jake doubled his efforts, while you struggled to breathe against the waves of pleasure rising within you.
“Jake,” it came out as a low sob.
“Come, sugar,” he muttered against your slick aching flesh.
And you did. Your cries filled the room, your heart thundering in your chest. He kept eating you out, kept at you until the room was spinning around you.
You were aware that you collapsed and that he rolled you beneath him. With a firm grip on your thighs, he pulled you down the bed until he loomed over you large. You smelled your own excitement on him as his mouth painted your torso with sloppy wet kisses. Traces of you still stained his lips when his mouth claimed yours in a heated, possessive kiss.
“You’re so beautiful,” he whispered against your lips.
Those powerful thighs pushed yours wide and he was pressing at your entrance before you’d completely come around.
Jake whispered your name. More kisses, soft enticing. When he pulled back to gaze into your eyes, the sincerity in his own took your breath away.
“Can I have you?” he asked gently.
How could you refuse? All you could do was nod, pull him to you for a kiss.
It was sweet at first, full of emotion. Jake began to sink into you, stretching you open in a way you’d never experienced before. You didn’t have to tell him to go slow, be careful. Even while his kiss became dirty and heated, Jake took his time in filling you and you wrapped yourself around him, all that hard muscle. It seemed like it took forever until he finally hit home inside you, gently grinding into you when he did.
Jake had it in mind to let you get used to him. You were ready to go, rolling your hips up into him.
“You like this?” he whispered, nipping at your ear. “Or you do you want to be on top?”
Rolling your hips into him again, you chained kisses over his jaw, down his neck. “Like this.”
When he began to move in you, all you could do was hang on. Everything about making love with him made your toes curl, had pure pleasure coursing through your veins like a river in flood. Jake gave you enough of his weight to make you feel it, to hold you in place as his hips powered into you. Your legs wrapped around his powerful thighs, your hands sliding over his slick, flexing back.
Jake caged you in on top of your bed, filling you and hitting spaces inside you’d never known about. The entire time he stole fevered kisses from your lips, dropped kisses over your hair and face. The harsh rasping of your breath and his was a chorus that blended with the cries and moans he drew from you with little effort.
One huge hand slid between you and carefully teased your clit in a way that had you gasping and tightening around him like a vice.
“Oh, God, sugar,” he whispered hotly in your ear. “Give it to me… Want you to come on my cock…”
You didn’t really have a choice, writhing wildly beneath him as his thrusts gained in speed and strength as his hold on you tightened. Release damn near blew you apart when it hit, sending wave after wave of heat and rapture radiating from your lower body and shooting through every fiber of your being.
You clamped around him so tightly and he shouted as he managed to pull free of you, shooting thick white ropes over your tummy. You twisted beneath him, loving the view of him working himself over you, the sound of his pleasured sobs.
Dropping his head as he fought to breathe for a beat, his hands sliding over your thighs reverently. When he looked back up at you, he was grinning.
“That was close,” he told you. “Sorry, I’ll be better prepared next time.”
You had smile back at him. Jake was too damned adorable. “It’s okay,” you told him. “I’ve got us covered.”
Some emotion crossed his face before he looked around for his shirt, using it to clean you up. Playfully, he hooked a finger in the top of one of your stockings and let it snap back against your thigh.
“You like those?”
“So much,” he admitted.
But something was on his mind as he collapsed onto the bed next to you, lying on his side facing you. One rough hand skimmed over your body.
“What are you thinking?” you had to ask.
He cocked an eyebrow at you before his gaze followed the slow, careful movements of his hand all over you.
“Something I should probably keep to myself for a while.” Jake pressed a kiss to your breast. “I loved that.”
“Me too,” you whispered. But you weren’t about to let him off the hook that easily. “What’s on your mind?”
Jake’s expression was pained. “I don’t want to screw this up.”
You grinned. “Oh, this is going to be good.”
Jake shook his head, trailing his fingers along your tummy.
“What is it?” you asked slowly.
A deep sigh.
“When you said you had us covered…” Then he didn’t seem to know what to say, faltered.
“Yeah,” you replied. “I’m on the pill. We can just use that unless there’s some reason we need to use something else.”
His throat worked as he swallowed. No, that wasn’t it.
“That’s cool,” he muttered after a moment. “So if you’re on the pill, you can still…”
Was he asking what you thought he was asking?
“Can I have more kids?” you tossed out there, watching interest light up his expression. “Yeah. We’d planned to have at least one more, a brother or sister for Charlie.”
Those blue eyes were filled with a myriad of emotions as his gaze searched yours. “Would you still want to? One day, I mean?”
You couldn’t keep the smile off your face at that.
Shaking his head, he rolled onto his back, throwing a heavy arm across his eyes and you laughed. You could see his face darken.
“See? I told you,” Jake muttered. “Too early.”
Pulling yourself up to lean above him, you pried his arm away from his face.
“To answer your question, yes,” you explained. “I would still like to give her a sibling or two. With the right person.”
His gaze was entirely too serious when he turned it on you. “Do I even have a shot at that?”
Pressing a kiss to his lips, you grinned. “You’re the only one I’ve… since Daniel…”
Capturing one of your hands, he pressed it over his heart.
“I’m probably always going to be a dork,” he warned you.
“I know,” you told him before kissing him soundly. “And I do want to know what you do for a living.”
Jake shot you that look. Elite military squad. Yeah...
You shook your head before curling around him, making yourself comfortable. “Let’s get some sleep.”
“Then morning sex?” he asked playfully, wrapping his arms around you.
“We’ll see,” you told him, drifting off to sleep in his arms not too long after that.
 ***
 Jensen glared at Clay when he stuck his head inside her bedroom door. He grabbed the covers, pretty much pulling them over her head as she slept.
“What the fuck, man?” Jensen hissed at his superior. “You heard of knocking?”
“We did knock,” Clay kept his voice down. “We’ve got an assignment. Gotta go.”
Raking a hand over his head and reaching for his glasses, Jensen tried to wrap his mind around everything. “What time is it?”
“Three fifteen AM,” Clay told him.
Jensen felt her freeze beneath the covers, knew she was awake now. Fuck.
“Give me a minute, okay?” he said to Clay.
Clay backed out of the door and a beat later she was sitting up, holding the covers to her chest.
“Jake, was that your friend from the game?” she asked in a smaller tone than he was used to from her. He didn’t like it.
“Yeah,” he told her, pressing a kiss to her forehead. “We have a job. I’ve got to go.”
“What type of Job?” she asked, sleepy and adorable in the faint light.
“I was telling you the truth.” Jake needed her to understand. “I don’t know what the assignment is. But I won’t be gone long.”
She studied him so hard for a long minute. “You were serious,” she finally said. “The elite military squad thing?”
Jake nodded numbly, hoping this wasn’t the part where she kicked him out of her bed and heart. She’d lost her husband to military service already. Jake was so afraid that loss would cause her to end things with him before they could really begin.
“I promise, I’ll tell you everything when I get back,” Jensen promised. “Just, don’t give up on me. Okay?”
Jensen kissed her breathless, pouring everything he could into it. She’s stolen his heart that first day at the game. She and Charlie were all he could want. Unless she did want to give him a boy or girl of his own one day.
Jensen was in love with her.
He dressed quickly, kissing her again before hurrying out before Clay came back. Or worse, sent Pooch.
Jensen was climbing into the Hummer when he saw her watching him out of her bedroom window.
I love you.
Jensen didn’t know what to make of her expression but the little wave? He’d take it.
“Fuck,” Pooch muttered from the other Hummer. “There will be no living with him now,” he told Clay and Aisha. Aisha smacked their friend across the back of his head from the second row of seats.
Laughing at his friends’ antics, Jensen started the Hummer and tried to get his head clear for the mission. Taking one last look at his girl, he headed off into the night.
Jensen couldn’t wait to get back.
Revolutionizing Terminal Efficiency with Envision CTOS: The Future of Smart Container Terminal Operations
In the hyper connected economy of today, the seamless functioning of container terminals is crucial for economic momentum, trade, and logistics. From inland depots to giant international ports, cargo movement both in terms of quantity and complexity has grown manifold.
In the midst of these issues, Envision Enterprise Solutions brings forth a revolution in products: Envision CTOS — a next-generation Container Terminal Operating System (CTOS) designed to integrate intelligent automation, real-time visibility of containers, and automated terminal orchestration.
Tumblr media
This blog explores the full potential of Envision CTOS, explains its technological framework, breaks down core features, and offers a comprehensive competitor analysis. It also answers the most common questions about terminal operations and highlights why Envision CTOS stands out in the market.
What is a Container Terminal Operating System (CTOS)?
A Container Terminal Operating System (CTOS) is an electronic system that controls and automates the complex processes in seaports, inland terminals, and depots. Its function extends to scheduling, container transport, resource allocation, documentation, and performance monitoring.
The key subsystems of a modern CTOS include:
Container Yard Management System
Depot Management System (DMS)
Container Freight Station (CFS) Software
Automated Gate System
Yard Truck Management System
Vessel Planning and Optimization
Container Tracking Software
Without a central CTOS, terminals will experience congestion, manual mistakes, poor resource utilization, and low profitability. Real-time visibility, intelligent scheduling, and active exception handling are no longer discretionary items in today's logistics universe; they are essential for survival in competition.
What is Envision CTOS?
Envision CTOS is a next-generation Container Terminal Operating System developed by Envision Enterprise Solutions. Created for the changing needs of container logistics, Envision CTOS combines real-time visibility, smart automation, and mobile-first design into one powerful platform.
With modular flexibility, it can serve both large global ports and small inland container depots (ICDs), allowing for fast digital transformation without regard to terminal size or complexity. With an emphasis on configuration over customization, the solution enables faster deployments and significantly reduces the total cost of ownership.
Core Features of Envision CTOS
1. Container Yard Management System
The container yard management system in Envision CTOS utilizes AI and rule-based automation to manage yard storage space and container allocation. It optimizes space usage and positions containers in a way that reduces rehandling and dwell time.
Yard visualization technology offers a heatmap view of container density, enabling planners to make informed decisions based on data.Real-time updates also allow for rapid response to vessel schedule changes and truck arrival fluctuations.
2. Depot Management System (DMS)
The integrated depot management system (DMS) simplifies operations for empty container depots, managing inspection, repair, release, and repositioning. Real-time inventory updates improve coordination with carriers and leasing companies.
It also provides mobile functionality for surveyors to capture repair images and upload damage reports directly from their handheld devices.
3. Container Freight Station (CFS) Software
The CFS software in Envision CTOS streamlines operations for both LCL and FCL cargo. Automated invoicing, electronic documentation, and cargo tracking reduce paperwork, delays, and customer complaints.
It also integrates with customs clearance systems to ensure faster regulatory processing, thus reducing detention charges and improving cargo turnover.
4. Automated Gate System
Envision’s automated gate system uses OCR and RFID to reduce gate wait times and eliminate manual checks. Integration with weighbridges and container scanners ensures compliance and security.
Sunday Mornings 12/?
So this started out as a cute little fic of the boys being doggy daddies... and quickly it turned into phone sex. So... heed that warning.
If anyone has any prompt fills for this, let me know. I’m slowly running low on my own ideas for domestic bliss fic!
Week 12
The phone rings so early in the morning that it’s still dark outside. Of course the sound causes the three littlest ones on the bed to jolt awake and start barking. Michael groans, reaching out to grab his cell phone off of the nightstand without moving too much. He’s worried if he sits up that John will go tumbling off of his chest and to the floor. It wouldn’t be the first time. His smallest child really is an uncoordinated mess.
When Michael is able to pull his phone to his face, he smiles when he sees an incoming FaceTime call from Alex.
“You woke up the children,” he playfully admonishes Alex in lieu of a formal greeting. Alex has been away on a training for the last several days and isn’t due back home until Tuesday.
“Sorry,” Alex says, not looking sorry in the least. “I have to report in thirty minutes and I didn’t want to leave for work without seeing you guys.”
Michael smiles at that. Or, he would, but Peter, little shit that he is, climbs over his face in order to see his daddy properly.
“Hey baby!” Alex says, his entire face lighting up. “Are you being a good boy for your old man?”
Michael rolls his eyes and Peter literally sits on his face. He most certainly did not agree to being called ‘old man’ and every time he says as much to Alex, Alex makes sure to use it that much more. The fact that Peter is also a little shit is one hundred percent Alex’s influence.
Michael lets Peter say hi for a minute before he reaches up and grabs him, moving him to his chest so that Michael can breathe properly and Alex can see more than just Peter’s nose. Wendy and John squeeze themselves into the frame as well to say hello.
Alex spends a solid minute greeting each of them personally and Michael has to bite back a goofy smile at the way they all get excited to hear their name and attempt to reach Alex through the phone.
“So we’re letting the puppies sleep in our bed now?” Alex asks, amused once he’s done saying good morning to the littles.
“They missed you,” Michael says defensively, not bothering to mention that it is indeed Michael who misses Alex and he’s been letting the puppies sleep in the bed so it won’t feel so big and empty.
“That’s very sweet,” he says. “If they pee on the comforter I’m gonna be mad.”
He has a fair point. Which is why Michael had thought ahead and stripped the bed and replaced the linens with the cheap sheets they only ever use on laundry day.
“Aww, come on babe, you can’t be mad the dogs are in the bed. Look at our girl,” he says, flipping the camera around and pointing it at Bell, who is currently under the covers next to Michael with her head on Michael’s pillow, eyeing the entire thing skeptically, but not running away, which is progress.
“Oh my god, when did this happen?” Alex asks, his hands coming up to his mouth as his eyes water.
Bell has been home with them for three whole weeks and has spent most of her time under their bed. So much time, in fact, that Alex and Michael have taken turns hanging out under the bed with her so she wouldn’t be alone. She would only ever leave to go outside during the day. They’ve had to keep their master bedroom door open at night because the only time she’d venture into the kitchen to eat is during the middle of the night when the entire house is asleep.
“Two nights ago, I woke up to her crawling under the blanket from the foot of the bed. I was gonna text you, but I didn’t wanna jinx it,” he says. “She still goes under the bed when anyone knocks on the door, but otherwise this is her new spot.”
Michael flips the camera back around as Peter tries to lick the phone and Michael has to hold it above his head and out of reach.
“Well that’s certainly progress,” Alex says with a smile and Michael agrees.
Wendy barks at the blanket when Michael moves his foot and pounces at it and John stands up to egg her on.
“Jesus, it’s too early for this shit,” Michael says with a laugh even as he moves his foot around and watches Wendy jump around at the foot of the bed trying to attack whatever beast she assumes is under the sheet.
“I feel bad leaving you with all four of them yourself,” he says. “I know they’re a handful.”
A handful, they certainly are. But that’s not the reason that Michael is annoyed that Alex had to go away this week. Despite his loud protest for weeks about getting a dog, Michael is completely satisfied with their crazy brood.
“I feel worse about you being gone on a Sunday.” Michael pouts at the camera and Alex lets out a groan.
“I know, why do you think I called you so early?” he says. “I wanted to at least pretend that we woke up in bed together before I had to go through another one of these long ass days.”
Michael wants that too. It’s crazy, in a matter of weeks, Michael has completely forgotten how to sleep alone.
“Next time the stupid military decides to send you somewhere, I’m throwing the kids in the airstream and we are coming with you,” he says.
Alex’s soft smile tells him that he wants that too, even as he questions, “And give Bell a nervous breakdown? Wouldn’t that make us bad parents?”
“We’ll train her up,” Michael says, he’s about to say more, when John starts circling around, doing his potty dance.
“Nope!” Michael yells, grabbing John and shooting out of bed. He rushes to the back door, letting him out, before he can poop in the house. Unsurprisingly, his siblings run after him and head outside as well. Perfect. The kids are officially up, everyone’s out of bed except for Bell, and there’s no way Michael is getting back to sleep. It’s not even six in the morning.
He sighs, pulling the phone back up.
“Sorry,” Michael apologizes. “I should probably let you go or something.”
“Wait,” Alex calls out before he can hang up. Michael gives him a questioning look. “I just want to look at you for another minute.”
Michael blushes at that, stepping out onto the patio to take a seat at one of the chairs, watching the kids run around the yard, distracted for a few minutes.
“Is that all I am to you? A pretty face?” he asks in mock outrage.
“Basically.”
“I want to be loved for more than just my beauty you know,” he teases him.
“Oh, I appreciate your mind as well.” Alex’s eyes darken and he licks at his lower lip in the way that always turns Michael on. He reaches down to rub at himself through his sweatpants, and he doesn’t have to be able to see all of Alex… The look on his face tells him that he’s doing the same thing.
“My mind was it?” Michael asks, as he starts to get hard. He flips the camera so that Alex can see the tent in his pants.
“I hate you,” Alex groans and shifts around on the bed until he’s resting back against the pillows.
Michael can just picture him, laying out, feet on the mattress, knees spread, and touching himself. He glances around to make sure the puppies are still distracted before he slips his hand under the waistband to touch himself properly, letting out a moan as he does.
“Fuck, Michael.” Alex bites his lip and it does things to Michael.
“Yes please,” he says, not even embarrassed by how breathy it comes out. “Hurry before the kids want my attention again.”
Alex laughs, but angles his camera down so that Michael can see his hand pumping himself slowly under the thin sheet. Michael slows down his own pumping to match Alex’s pace, trying to picture it’s Alex beside him, touching him.
“You say the sexiest things,” Alex says.
“You love it.”
His breath catches as the sheet covering Alex drops and he can see him in all of his glory. Alex lets go of his dick to lick at his palm before returning back to touching himself. Michael practically whines. Alex paints a positively filthy picture and if he hadn’t upgraded both of their phones with some military grade encryption software he’d be worried… But they are safe and Michael can enjoy this moment with zero guilt.
“I love you,” Alex says.
Despite the fact that both of them are touching themselves, breathing heavily, and moaning loud enough for the neighbors to hear if they were awake, Michael positively melts at Alex’s words. Alex always makes sure that Michael never feels like they are just having sex. They make love every single time.
“I love you, too,” Michael whispers, slowing his pace so that he is able to get the words out without sounding like a damn porn star.
Alex changes the camera angle so that his entire face comes back into view and while Michael was enjoying watching Alex touch himself, he has to admit, he’d rather get off to this view instead. Alex is so fucking beautiful.
“I should be the one touching you right now,” he says, and it sounds sad.
Michael drops his grip on himself and sits up, watching Alex’s face carefully. Somehow, his tired eyes had missed it before, but he can see it now. The weight Alex is carrying in his shoulders. The stress around his eyes. Michael isn’t the only one feeling the distance between them. He wants to ask Alex about the training, but Michael already knows that whatever the military has Alex working on is classified and Alex isn’t allowed to say. And while Alex may disregard the military’s need for secrecy when it comes to anything alien related, he’s a stickler for it with everything else.
“You’ll be home in two days and then you can do all the touching you want,” Michael assures him.
Alex smiles, and though it doesn’t completely erase the stress, it’s something. “I’m gonna hold you to that.”
“You can hold me to more than that, Baby,” he says with a wink that has Alex laughing again.
“Are you gonna come with me or not?” Alex asks and Michael’s not a complete idiot. He flips the camera around, pulls his pants down, and gives Alex a show. After all, his soldier deserves to know what he’s coming back home to, does he not?
